One significant advantage of looking for a house yourself (aside from saving money) is that you can see which regions appeal to you the most as you drive around the island on the hunt. Plus, you can see the property in person, which is so much different than just looking at the few pictures provided online.

House Types 

On Koh Samui, there are various styles of long-term rentals. Which you choose depends on your budget, lifestyle, taste, and the property's location. Here's a rundown of the more prevalent types of dwellings you'll find on the island.

Wooden homes in the traditional style: These wooden bungalows are often the cheapest of the long-term rentals and come in various sizes – from studios without a kitchen to multi-bedroom layouts with living room(s) and a kitchen. Most of them are very basic, like huts, so they aren't as well insulated as a western home, with openings in the walls for air to flow through. Villas: These are luxury houses, distinguished by their exquisite décor, exclusivity, and high-end features. They are usually built either on a separate plot of land with lots of surrounding garden space or in a gated community. Many have modern amenities and features like:

  • walk-in wardrobes 
  • private swimming pool
  • Jacuzzi
  • western-style kitchens (they have appliances like a large fridge with separate freezer, a microwave, an oven, and more; instead of a Thai-style house with a small fridge with freezer inside, water heater and gas or electric camper style stove).

What about Furnishings? 

Most rental properties, especially the smaller ones, come with relatively simple furnishings. Still, there is a furniture store in Thong Sala where you can get anything you need if it doesn't come with it already. It's something you should check out before moving in. 

Most high-end villas are fully furnished. By 'fully furnished', we mean it comes equipped with (a) bed(s), sofa(s), table(s), chair(s), culinary kitchen equipment (pans, plates, utensils, etc.), and a built-in kitchen.

You can easily find what you need around the island or online if anything is missing. The 20 baht shop sells cooking gear if you're on a budget. If you're looking for more investment-worthy, high-quality kitchen items, you can get them at Limpingpong. For furniture that is a more western style, you can check out Homemart. Or, many local Thai businesses around the island have furniture and cupboards or shelving, many made of bamboo, wood, or plastic.

Landlords and Rental Agreements

If you decide not to utilize an agent or a third party, you must treat the landlord of your chosen house with respect, naturally. They will have a set price in mind for the rental, but most are willing to work out a fair bargain, frequently providing a discount for leases of three months or longer, with more significant savings for rentals of six months, a year, or longer. Basically, the longer you can commit to staying, the better the price you can get. When negotiating a decent rent amount, don't be overly forceful. People in Thai culture are soft and sweet, and they don't want to lose face, so be aware of this.

A one-room house with a balcony, fan, basic kitchen, and bathroom costs roughly 6,000–8,000 Baht per month but does not often include air conditioning, Wi-Fi, or hot water. The average monthly rent for a larger, more contemporary one-bedroom property in Koh Samui is 10,000 to 12,000 Baht.

Deposits

Many rentals are done casually, with minor or no deposits required. However, it is also standard practice on Koh Samui for landlords to require a deposit. This is to cover any loss, damage, or payment issues. Deposits might range from a few hundred dollars to a month's rent (or more). Deposits are returned if the rent is paid and the property and its contents are in good condition.

What Happens When it's Time to Leave the House? 

It's time to move out of your long-term rental once you've completed the contract or agreed upon time frame and are ready to move on. As long as you've followed the lease agreement, paid your rent, and been a good tenant, this should be a painless and straightforward process.

Leave the property in the same condition as you found it, if not better! Deep clean your home; if you don't want to do it yourself, get a local cleaning to assist you. Remove your possessions and furniture, or sell them and leave some for future guests if your landlord agrees.

Following that, your landlord will inspect the property, and, in most cases, your deposit will be refunded. If you are honest and show them any damage, they may deduct a portion of the deposit to cover the cost of replacement or work. It's important to remember that this is entirely normal.
